How mortgages work in Spain.

We can generally offer up to 70% of the value of the property as a loan, for up to 25 years or your 75th birthday whichever arrives first.

Therefore, you require 30% plus the taxes and costs.

The taxes and costs in Spain vary depending on the region, the purchase tax is between 6% & 11%, and you should allow in the region of 5.000€ to cover the other costs, such as the Notary, Land Registry, and paperwork fees.

The process from application to completion normally takes between 6-8 weeks.

Making your application.

We can give you an approval in principal at no cost, just by completing a simple form, this will let you know what purchase price you can afford before you choose a home.

To make a formal application we need the following information, nobody has everything, but please try to provide as much as possible and preferably in .PDF;

  • Passports

  • 6 Months bank statements on all accounts

  • 6 Months proof of income

  • Last 2 years tax returns

  • Credit reports

  • Additional information will almost certainly be required depending on the documents you have supplied

Required Documents Checklist

1. Standard Declaration

  • Both pages must be uploaded, signed, and dated.

2. Proof of Income

Employed Applicants

  • Most recent 6 months’ payslips and last 2 years’ tax returns

    • If paid weekly: provide 24 weeks’ payslips

  • Employed by a family member:

    • Letter from the company’s accountant detailing:

      • Applicant’s job title, role, salary, and length of employment

  • Fixed-term contract:

    • Copy of contract

    • If less than 6 months remaining, provide evidence of contract extension

Self-Employed Applicants (UK)

  • Latest 2 years’ accounts

    • Must be prepared by accountants with one of the following qualifications: ACA/FCA, CA, ACCA/FCCA, AAPA/FAPA, CIMA, CIPFA.

    • OR latest 2 years’ SA302/Tax Calculation plus corresponding tax year overview.

Self-Employed Applicants (Spain)

  • Declaración anual del IVA.

  • Pagos trimestrales del IVA del año en curso.

  • Declaración anual del IRPF y la fraccionada.

  • Últimos recibos del pago de la Seguridad Social.

Other Income

  • Tax credits: All pages of award letter and ages of children.

  • Pension: Confirmation from pension provider.

  • Second job: 3 months’ payslips and P60.

  • Maintenance: Court order and 3 months’ bank statements.

  • Rental income:

    • SA302/Tax Calculation and tax year overview, or

    • 3 months’ bank statements/AST.

3. Bank Statements

  • Latest 6 months’ statements required.

  • Must show:

    • Salary/self-employed income

    • Household utilities

    • Daily expenditure

    • Current mortgage or rent payments

  • Statements always required for the account nominated for Direct Debit.

4. Rent/Mortgage Conduct

  • Proof of latest 6 months’ payments via:

    • Bank statements, or

    • Rent reference/mortgage statement

5. Gifted Deposit

  • For gifts over £50,000:

    • Provide a Gifted Deposit Form.

6. Proof of Deposit (Savings/Other)

  • Regular savings: 3 months’ bank statements to evidence build-up of funds.

  • Lump sum: Latest statement plus evidence of source of funds.

7. Identification

  • Complete copy of passport in colour.

    • All corners must be visible; no fingers or objects covering the image.

8. Credit Report

  • Recent Experian, Equifax, or Credit Score report for each applicant.
